Client Description
The Shops at White Oak Village is a dominant, sprawling power center and lifestyle complex located in eastern Henrico County, VA, near the intersection of I-64 and South Laburnum Avenue. Developed in the late 2000s on a vast, reclaimed 136-acre site, the complex totals over 900,000 square feet of retail space, serving as the primary regional shopping destination for the East End submarket.
The center’s design blends large format retail with a pedestrian-friendly lifestyle component featuring a central "Main Street," complete with gardens, fountains, and outdoor seating. This blend of environments successfully draws massive and consistent traffic. The property is anchored by major, high-performing national tenants, including a Publix grocery store, as well as shadow anchors like Target and Lowe's. Further key tenants include Burlington, Michaels, PetSmart, and JCPenney, complemented by a strong presence of popular quick-service and full-service restaurants.
Its strategic location provides exceptional visibility and is less than a mile from the Richmond International Airport, offering regional connectivity. The construction and development efforts utilized sustainable practices, including on-site concrete crushing and recycling, making it a key example of large-scale, mixed-format retail development and site remediation.
